Greystar Total Monthly Leasing Price: What It Includes

Greystar now uses Total Monthly Leasing Price on current property pricing pages. Greystar says the displayed total includes base rent, mandatory monthly charges and user-selected optional add-ons, while variable usage-based charges and required costs due at move-in or move-out are excluded. That distinction matters when comparing the advertised total with an actual resident ledger.

What to collect first

  • Variable water, sewer, electric or gas charges
  • One-time move-in costs
  • Move-out charges not included in the monthly total

The displayed total is broader than base rent

Greystar’s pricing tool is designed to show base rent together with mandatory monthly charges and selected optional add-ons. That makes it more useful than comparing base rent alone.

But it is not every dollar you may pay

Current pricing pages state that variable usage-based charges and required amounts due at or before move-in or move-out are excluded from Total Monthly Leasing Price. A renter should therefore maintain a separate list for utilities, deposits and situational charges.

Property-level numbers still matter

The actual fee mix can differ by property and unit. Save the exact calculator page for the unit, move-in date and lease term you are considering, then compare it with the lease and first ledger.

Use two totals when apartment shopping

  • Fixed monthly total: base rent + mandatory fixed fees.
  • Expected variable monthly cost: utilities and other usage-based amounts.
  • Upfront cash: deposits and required move-in charges.
  • Situational exposure: lease-break, damage and move-out costs.
