Base rent and all-in rent are different comparisons
A renewal can raise base rent, add a new mandatory service fee, change an existing monthly fee or include a one-time renewal charge. Comparing base rent alone can miss the real change in recurring housing cost.
Use two percentage changes
- Base-rent percentage change: compares only the stated rent amount.
- All-in monthly percentage change: compares base rent plus the mandatory monthly fees you entered.
Keep one-time items separate
A one-time renewal fee or credit changes the cost over the selected term but does not change the recurring monthly amount. The calculator therefore shows both the monthly difference and the modeled period difference.
Documents worth saving
- Current lease and current monthly fee schedule.
- Written renewal offer with term, rent and response deadline.
- New mandatory fee disclosure or resident-benefit/service package.
- Any renewal credit, concession or one-time administration charge.
- Month-to-month quote if that is an alternative.
- Property-state or local notice/rent rules when applicable.
