Disclosure and billing records answer different questions.
The listing and quote show what was presented before signing. The lease and addenda show the executed contract package. Statements and the resident ledger show what was actually charged. A later notice or amendment can show when management says the fee changed.
Keep the before-and-after pair
For a new fee, preserve the first statement showing the charge and the immediately prior statement without it. Pair those records with the notice or amendment that management says explains the change.
After the checklist
