Lower upfront cash is not the same as lower total cost.
A deposit alternative can reduce the cash tied up at move-in. The tradeoff can be a non-refundable premium paid upfront or over time. This calculator shows those two cash-flow dimensions without assuming the products are legally or economically identical.
