Separate the fixed fee from the rest of the final account

  • Fixed early-termination or lease-buyout charge.
  • Notice-period rent or insufficient-notice amount.
  • Move-in concession repayment if the lease requires it.
  • Ordinary unpaid rent and utilities.
  • Move-out cleaning or damage charges.
  • Security-deposit credit and other credits.

Published company amounts do not replace the signed lease

Progress Residential and FirstKey Homes currently publish two-month-rent early-termination treatment in their resident materials, while UDR disclosures are property-specific. The signed lease, property, date and state remain the controlling factual layers for the tenancy.

Transfers and renewals are different workflows

A resident who moves to another home under an approved transfer program can have different fees and documents than a resident who simply terminates the tenancy early. Likewise, month-to-month or insufficient-notice treatment near expiration should be reviewed separately from an early termination fee.

Use three layers for the final review

  1. Company disclosure: what the operator says the fee or billing process covers.
  2. Property documents: the exact quote, lease, addendum, invoice and resident ledger.
  3. State/local rules: deposit, utility, disclosure or move-out requirements that apply where the unit is located.
