FirstKey Homes Early Termination Fee: What to Check

Current FirstKey Homes Resident Standards state that a resident who vacates before the lease end date will be charged an early termination fee of two months rent. The same resident material says less than 30 days notice can create additional rent through the 30-day notice period. Those are separate calculations and should be checked independently against the signed lease and property-state rules.

What to collect first

  • Signed FirstKey lease and termination provisions
  • Monthly rent used for the fee
  • Lease expiration date
  • Actual move-out and possession-return date
  • Notice date and proof of delivery
  • Resident ledger showing the termination fee
  • Any additional notice-period rent
  • Security-deposit accounting
  • Separate move-out cleaning or damage charges
  • Property-state early-termination and notice rules

FirstKey publishes a two-month-rent early termination fee

The current Resident Standards state that vacating before the lease end date results in an early termination fee of two months rent. Use the actual lease and rent amount for the tenancy to verify the calculation rather than relying only on the summary document.

Short notice can create another rent period

FirstKey also states that providing less than 30 days notice can result in rent through the 30-day notice period in addition to the early termination fee. Match the notice date, possession-return date and ledger posting so the same days are not misunderstood or counted under the wrong label.

Move-out charges remain a separate layer

An early-termination fee does not replace ordinary final-account questions such as unpaid rent, utilities, deposit deductions or condition-based charges. Review the final ledger and deposit statement line by line.

Records to preserve

  • Resident Standards version used for comparison.
  • Signed lease and addenda.
  • Notice email, portal submission or other proof.
  • Key-return or possession evidence.
  • Final resident ledger.
  • Deposit accounting and move-out itemization.

Compare this fee across management companies

Use the company-specific disclosure above first, then compare the same fee category across other operators that publish a source-based RentBillCheck guide.

Use the exact property records. Company guidance explains the billing process, but your lease, property location, dates, statements and applicable state/local rules determine the analysis for an individual charge.
