Diagnosis and fee trigger both matter

The work order should explain what the technician found, while the lease or company policy should explain why that finding creates resident responsibility. Review the cause and the fee rule as separate factual layers.

Separate the maintenance components

  • Repair labor.
  • Replacement parts.
  • Resident-responsibility service fee.
  • Trip or dispatch fee.
  • Missed-access or late-cancellation charge.
  • Credit or reversal after review.

Ask for the work order before debating the total
