What this calculator can and cannot do

It models straight-line remaining value

The calculator takes the replacement cost, useful life and age you enter, then models the remaining-life share on a straight-line basis. If only part of the replacement is attributed to the claim, you can also enter a claimed portion.

It does not choose the useful life

Do not assume one carpet, flooring or appliance lifespan applies everywhere. Useful life can depend on the item, manufacturer, accounting records, property documentation, company policy, condition and legal framework. Enter a value only when you have a source for it.

It does not decide resident responsibility

A remaining-value calculation is separate from whether the resident caused damage, whether the condition is ordinary wear, whether repair was possible instead of replacement, or whether the claimed scope and invoice are supported.

Documents worth requesting

  • Replacement invoice or estimate.
  • Original installation or purchase date.
  • Move-in and move-out photos.
  • Manufacturer or property useful-life documentation, if relied on.
  • Repair estimate when replacement may not have been necessary.
  • Statement showing whether the landlord charged the entire replacement or only a portion.
  • Applicable state rule on damage, ordinary wear and deposit deductions.
