Check the lease before counting
A renter should not assume every Colorado deposit is due on day 30. First check whether the rental agreement validly specifies a longer period, then identify the later statutory trigger date.
What should arrive with a deduction
- Written statement listing the exact reasons for retention.
- Payment of the difference between the deposit and amount retained.
- Relevant documentation when required by the current statute.
