Tennessee URLTA 30-Day / 7-Day Late-Discovered Damage Rule

Section 66-28-301 allows recovery for additional physical damage discovered after a completed inspection only if the landlord discovers it before the earlier of 30 days after the tenant vacated or abandoned the premises or seven days after a new tenant takes possession.
