Tennessee URLTA 60-Day Unclaimed Refund Notification Rule

If a covered tenant leaves owing no rent and has a refund due, § 66-28-301 directs the landlord to notify the tenant at the last known or reasonably determinable address. If the tenant does not respond within 60 days after that notification, the statute permits the landlord to remove the deposit from the account and retain it free of the tenant’s claim.
