Separate the deposit from other products

Virginia also permits a landlord to allow qualifying damage insurance in lieu of a deposit. That is a different arrangement from simply collecting more than the statutory deposit cap.

Timeline detail: the normal 45-day rule and the narrow contractor extension are separate. Do not assume every Virginia landlord automatically has 60 days.
