How to use the result
Do not subtract the old deposit too early.
A property can require the new-home deposit and move-in funds before the old tenancy has been closed out. The old deposit may arrive later and may be reduced by lawful deductions. The calculator therefore shows cash needed before that later refund and a separate modeled net after the expected credit.
Keep these amounts separate
- Transfer fee or transfer-cancellation fee.
- Application, screening or administrative fees.
- New security deposit or deposit-alternative premium.
- Rent due for the new home.
- Utility, key, moving or account setup charges.
- Known overlap between the old and new homes.
- Old security-deposit refund or transfer credit.
Before approving a transfer
- Save the transfer policy and approval in writing.
- Confirm whether the old lease ends or is replaced by a new lease.
- Ask whether the old deposit is refunded, transferred or separately accounted for.
- Get the new-home move-in cost sheet before paying the transfer fee.
- Check whether application or screening fees apply to household changes.
- Keep the old and new resident ledgers as separate records.
