Lease Transfer, Roommate Change & Occupant Fees

Moving to another home under the same operator is not the same as adding a roommate, releasing a leaseholder or updating occupants at renewal. Each event can trigger a different application, screening, administration, deposit or transfer process.

A home-to-home transfer can require a new lease and new move-in funds. Adding an adult roommate may instead trigger screening and application/admin charges. Removing a leaseholder can have a different timing rule again.

Separate these situations

  • Home-to-home transfer: moving from one property to another under the same operator, often with a new lease.
  • Add a roommate: adding a new adult resident or leaseholder who may need screening and an application.
  • Remove a roommate: releasing an existing leaseholder, which can require signatures, account standing or waiting until renewal.
  • Household change at renewal: changing the lease composition while a new renewal lease is being prepared.
  • Application transfer: moving an application to another home before the original lease begins, which is different from a resident transfer.

  • Transfer-cancellation fee.
  • Application or screening fee for a new adult.
  • Administrative or document-processing fee.
  • New security deposit or deposit alternative.
  • New utility/setup or move-in charges.
  • Old security-deposit credit or refund, if any.
  • Moving costs and any overlap between homes.
