Separate the event before comparing the fee

  • Move to another home under the same operator.
  • Add a new adult roommate or leaseholder.
  • Remove an existing leaseholder.
  • Change household composition at renewal.
  • Transfer an application before move-in.

A new home can create a second move-in budget

A resident transfer can require a new application, new lease, transfer fee and new security deposit or move-in funds before the old deposit is returned or credited. Model the temporary cash requirement separately from the final economic cost.

Household changes can trigger screening instead of a transfer fee

Adding a new adult can require screening, an application fee or administration step even when nobody is moving to another property. Use the exact operator process and the executed amended or renewed lease.

Use three layers for the final review

  1. Company disclosure: what the operator says the fee or billing process covers.
  2. Property documents: the exact quote, lease, addendum, invoice and resident ledger.
  3. State/local rules: deposit, utility, disclosure or move-out requirements that apply where the unit is located.
