Progress transfer and roommate review

Progress Residential Transfer & Roommate Change Fees

Progress Residential currently publishes both home-to-home transfer pricing and resident workflows for adding or removing a roommate. A transfer to another Progress home is a different event from changing the household composition in the same home, so review those charges separately.

What to collect first

  • Current lease and home address
  • Transfer approval, if moving to another Progress home
  • Current monthly rent used for the transfer fee
  • Any transfer-cancellation notice
  • New-home application and move-in quote
  • Roommate add/remove request
  • Application receipt for each new adult
  • Administrative fee disclosure for a roommate addition
  • Old and new security-deposit records
  • New or amended lease

Mid-lease home transfer has a published fee formula

Progress currently says that after approval, residents who request and complete a mid-lease home-to-home transfer are charged a fee equal to one month’s rent. Use the monthly rent applicable to the transfer and preserve the transfer approval.

Cancelling an approved transfer is a separate charge

The current fee page lists a $250 home-to-home transfer cancellation fee when the resident cancels after approval. Keep this separate from an ordinary application or lease-break charge.

Adding a roommate uses an application workflow

Progress’s current FAQ says a new roommate must complete an application and that the primary occupant pays the fee for each additional application; it also states that an administrative fee applies. The current general fee page lists a $55 application fee per adult applicant, but the exact roommate transaction should be checked against the portal and current disclosure presented to the resident.

Removing a roommate is not the same process

The current FAQ says all current leaseholders and the roommate being released must sign the roommate release form. Preserve the completed release and the amended lease/account record.

Compare this fee across management companies

Use the company-specific disclosure above first, then compare the same fee category across other operators that publish a source-based RentBillCheck guide.

Use the exact property records. Company guidance explains the billing process, but your lease, property location, dates, statements and applicable state/local rules determine the analysis for an individual charge.
