Louisiana Security Deposit Itemized Statement Rule After Act 63 (2026)

If a landlord retains any portion of a deposit, current R.S. 9:3251(A), as amended by Act 63 of 2026, requires an itemized statement accounting for the retained proceeds and reasons. The amended text includes an alternative statement window extending fifteen days after the date that is one month after termination.

The statute continues to state that the deposit itself is returned within one month after lease termination, subject to permitted retention. Act 63 amended the timing language for the itemized statement. For that reason RentBillCheck does not collapse Louisiana into a simple “45-day deposit return” rule.
