Nevada Security Deposit Deductions: Rent, Damage & Cleaning

Nevada does not give a landlord an unlimited right to use the deposit. NRS 118A.242 ties claims to reasonably necessary amounts for rent default, tenant-caused damage beyond normal wear and reasonable cleaning.

  • Is it unpaid rent or a physical-condition charge?
  • What evidence shows tenant causation?
  • Is the claimed condition ordinary wear?
  • Was cleaning actually performed and reasonably priced?
  • Does the amount match an invoice, estimate or ledger?
