Nevada Security Deposit Rules (2026)

Nevada caps the combined security deposit, surety bond and last month’s rent at three months’ periodic rent. After the tenancy ends, the landlord generally has 30 days to provide an itemized written accounting and return the remaining deposit.

Nevada permits both deposits and consensual surety bonds

A landlord is not required to accept a tenant-purchased surety bond, but the statute also says the landlord may not require the tenant to buy one instead of paying a deposit. Review which product you actually paid for before disputing the accounting.
