Maximum combined amount3 months’ periodic rent

Security deposit + surety bond + last month’s rent are counted for the statutory cap.

Separate refundable and nonrefundable charges

Do not automatically add every move-in fee to the security-deposit cap. First identify how each payment is described and what purpose it serves under the lease and statute.

Separate the payment type from the deduction. Nevada treats cash deposits, surety bonds, last month’s rent and a possible nonrefundable cleaning charge differently. Educational information only.
