Oklahoma Security Deposit Rules (2026)

Oklahoma 41 O.S. § 115 requires damage or security deposits to be kept in an Oklahoma escrow account at a federally insured financial institution. If the landlord retains any portion, the balance must be returned within 45 days only after termination of tenancy, delivery of possession and written demand by the tenant.
