Keep each upfront charge in its own bucket

  • Refundable security deposit.

A promotion is not a permanent fee schedule

A current property may waive or credit a fee for a specific unit, move-in date or lease term. Save the exact offer and confirm whether the credit occurs before payment, at move-in or later on the ledger.

Refundability changes the comparison

Do not treat a refundable security deposit as the same economic cost as a non-refundable application or administration fee. The move-in budget should show both, but in separate categories.

Use three layers for the final review

  1. Company disclosure: what the operator says the fee or billing process covers.
  2. Property documents: the exact quote, lease, addendum, invoice and resident ledger.
  3. State/local rules: deposit, utility, disclosure or move-out requirements that apply where the unit is located.
