Apartment Technology Fee: What to Check

Technology fees can bundle internet, smart locks, thermostats, resident apps, access systems or other services. Break the bundle apart before evaluating the monthly cost.

Start with the actual condition and cost

A recurring technology fee can materially increase the real monthly rent even when it looks small beside the base rent. Identify whether the fee is mandatory, what services it covers, whether those services were disclosed before signing, whether the price changed during the lease and whether a separate provider charge duplicates part of the bundle.

Measure the real fee burden

Add mandatory recurring and one-time fees to advertised rent before deciding which fee needs a deeper review.
