Utah Rental Charges, Late Fees & Security Deposit Guide

Utah now gives RentBillCheck two strong statewide billing checkpoints. Section 57-22-4 limits a residential late fee to no more than the greater of 10% of agreed rent or $75 and separately addresses other fees not supported by the rental agreement. Section 57-17-3 uses a 30-day deposit-disposition rule after the renter vacates and returns possession, with a later five-business-day statutory notice step when the first deadline is missed.

Use the exact rule for the exact charge

A rent late fee is a §57-22-4 greater-of ceiling and rental-agreement problem. A move-out deposit dispute instead turns on §57-17-3 timing, deductions and the later notice process. Keep separate ledger lines separate, especially when a late fee appears alongside interest, an administration charge or another default-related fee.
