Utah Security Deposit Deductions

Section 57-17-3 permits deposit funds to be applied toward rent, damages beyond reasonable wear and tear, other costs and fees provided for in the contract, or cleaning of the unit.

  • What photos or condition records support damage?
  • What invoice, estimate or calculation supports the amount?
  • Is the same charge duplicated elsewhere on the ledger?
