State-by-state damage standard

Normal Wear and Tear by State

There is no single nationwide definition of normal wear and tear. States use different statutory language and some pair the wear standard with deposit-deduction, inspection or documentation rules. This directory only lists states where RentBillCheck already has a dedicated source-verified wear topic.

Why this is not a 50-page template

Only states with a dedicated source-verified topic appear below. If a state does not add an exact rule for this issue, use the broader state source layer instead of a thin page that repeats generic advice.

Why state wording matters

“Normal wear,” “ordinary wear,” and “reasonable wear” are related concepts, but the legal wording and the surrounding deposit rules are not identical across states. Use the state page rather than a generic internet list of examples.

The evidence layer is still essential

  • Move-in condition report and photos.
  • Move-out photos or inspection records.
  • Length of tenancy and age of the item.
  • Maintenance records and preexisting-condition evidence.
  • Invoices, estimates or work orders supporting the claimed repair.
Educational information only. A state rule, company charge sheet or invoice does not by itself decide an individual dispute. The exact lease, condition, dates, evidence and local rules can change the result.
